Electrical & Gas Safety

☐ Valid Gas Safety Certificate in place (renewed every 12 months)
☐ Electrical Safety Report (EICR) in date (every 5 years)
☐ Electrical and gas safety records provided to tenants
☐ Any required remedial work completed within the required timescales

Fire & Carbon Monoxide Safety

☐ Smoke alarms installed on each storey of the property
☐ Carbon monoxide alarms fitted where required
☐ Alarms tested at the start of each tenancy
☐ Fire doors fitted where required (HMOs)
☐ Any required remedial work completed within the required timescales

Property Standards & Energy

☐ EPC rating of E or above
☐ Property free from serious health and safety hazards
☐ Heating and hot water systems in good working order
☐ Any required remedial work completed within the required timescales

Legal & Paperwork

☐ Deposit protected in a government-approved scheme
☐ Prescribed information issued to the tenant within 30 days
☐ “How to Rent” guide provided at the start of the tenancy
☐ Right to Rent checks completed

Health & Other Requirements

☐ Legionella risk assessed
☐ Furniture meets fire safety regulations (if furnished)
☐ Licensing requirements met (if applicable)
